  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:


    - Administrative Processing Fee: $3.50

    - Amenity Fee: $5

    - Trash: $15

    - Water and Sewer: Based on usage and billed in addition to your monthly rent

    - Stormwater Fee: $1.29

    - Electric: Based on usage and residents will need to create a utilities account

    - Gas: Based on usage and billed in addition to your monthly rent

    - Parking: If applicable, $70

    - Pet: If applicable, $35

    - Storage: If applicable, $50 - $75

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval. To make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements. If you want to review the full requirements prior to applying, please contact the leasing office for a full breakdown.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marq Iliff Station as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.

    Action items include:

    - Electronically signing your lease
    - Setting up your resident portal account
    - Paying move-in fees and deposits
    - Sending our team confirmation of your utilities accounts and renters insurance
    - Setting up your move-in appointment

    We will stay in contact with you throughout this process and are available to answer any questions you may have to make your move-in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marq Iliff Station! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.

    On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question!

    Residents may park in the parking garage on a first-come, first-serve basis for $85 per month.

    Guests may park in the garage near the leasing office.

  • As a resident, how will I receive packages?

    We are happy to share that we have an Amazon Hub Locker with 24/7 access! Amazon packages will be delivered and stored in this room, and each resident will need a unique code to retrieve their items. Other packages and any overflow will be delivered to the mail rooms located in each building.

  • What school district is Marq Iliff Station in?

    Students at our community attend Aurora Public Schools. Depending on their grade level, students will go to Yale Elementary, Aurora Hills Middle, or Gateway High School.

  • What's The Marq Iliff Station pet policy?

    We are a pet friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted. We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario and Rottweiler.


    All pets must be registered with the office and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.
